Property and Conveyancing
Joanne Barlow (Head of Department), Kevin Reddy
Property and Conveyancing Bolton – Our property team deals with conveyancing which is the general term used to describe the sale and purchase of a house or flat. We can also deal with your mortgage, remortgage or transfer of equity. The property department extends into the commercial world and we can act for you as landlord or tenant in connection with a lease or tenancy agreement.
Moving House & Mortgages
Traditionally, conveyancing work formed a large part of a solicitor’s practice practice and for our firm, this continues to be the case.
To ensure as smooth a move as possible, you should discuss any planned sale or purchase with your solicitor as early as you can to cover all aspects of the matter including legal, financial and practical arrangements.
We do not promise to work miracles but calm, thoughtful expertise will always help.
We will deal with the preparation of your contract and supporting paperwork at the outset and then progress the matter to completion of the sale by dealing with all enquiries raised by the buyer’s solicitor, liaising with estate agents and lenders and keeping you informed along the way.
Whether you are tying in your sale with a purchase or preparing to buy your first home, the purchase of a house is the most expensive transaction many of us will ever make. We will guide you through the whole process and fully advise you on all the issues which arise. We will provide advice and explanations on the various searches to be carried out against the property. We will interpret those search results for you and explain the legal title to the property before you commit yourself to buy it.
Then, as you are settling in to your new home, we will deal with Revenue & Customs (if you have to pay Stamp Duty Land Tax) and then with the Land Registry to obtain the Title Information Document for your newest prized possession.
We also deal with purchases of residential properties for landlord investors and will be happy to produce tailored Tenancy Agreements to suit your needs.
Most people will obtain financial assistance when purchasing a property and we will deal with this aspect on your behalf and on behalf of the lender. Even if you do not have a current purchase but merely wish to remortgage, you will need to appoint a solicitor. Again, we are happy to help and guide you through this process.
Whether purchasing a building or leasing a small unit, it is always wise to ensure you receive the correct advice.
As your solicitor, we will advise you on the appropriate checks and searches recommended against the particular property and fully investigate the title before you commit yourself or your business to the purchase of the property.
So far as leases are concerned, we have experience in acting for both landlords and tenants and can tackle both sides of the problem. Landlords look for security, stability and protection for their investment and the property. Tenants seek flexibility. Since these are opposing aims, compromise is inevitable. The terms and effects of a well drawn lease can pay dividends in the long term.
In addition to the actual form of lease, there are often strict time limits to observe with regard to business tenancies when security of tenure or break clauses are applicable. Why not put our experience at your disposal?
